Let the fresh air flow at a house viewing
Go round the house and open all the windows. Don’t open them super wide as that would be alarming for the viewers. Like your trying to hide a smell. Open them a little to let the fresh air run through the house.
Warm it up before a house viewing
This sounds silly after me telling you to open your windows right. But it’s so important that a house is cosy and inviting. I think a house with heating on always ‘hugs you’ when you go inside. Even better…if you have an open fire or a wood burning stove make sure you light it. (This is a quick house viewing tip for sellers more suited to the winter months.)

We can have dull days throughout the entire year here in the UK. If you have a new house viewing and its dull always pop some table lamps on and some main lights.
A house viewing must smell good
There is nothing better than the smell of fresh air but it normally isn’t enough. Light a candle or wax burner and I especially love seeing a candle in the bathroom. Chuck the used and dirty tea towels in the washing basket and bring out the new ones! Fold them nicely over the oven handle or by the sink.

I would always recommend turning TV’s off when a viewing is taking place. It can be loud and distracting.
Create a nice soft & homely atmosphere by popping the radio on or play some music through Alexa. (or through your phone).
Sellers…Clear out the clutter
Grab a box or bin bag and go round the house room by room. Remove anything that doesn’t belong there or is out of place. Hide the bag or box in the car or garage. Then once your viewers have gone you can bring it all back in…easy!

Tart up the towels for a house viewing
Replace the hand towels in all bathrooms with new and fresh ones. Fold them nicely on your radiator or hang on your towel hook. Whilst we are on the subject of towels. Remove any hanging on door handles or over doors.

Do not have your washing machine, tumble dryer or dishwasher on when viewers are there. This creates a background noise which can be distracting. Often appliances will have a pause button, meaning you can start the appliance again once they have left.
Quick seller…Get rid of the family!
Send the family out for a walk. Too many people in the house at once can be overwhelming. If you moving house to get more space, then having everyone in the house may highlight to the potential buyers that it could be too small.
